So after our first rehab sitting on the market for about 4 months, we have some interest in a Lease to own scenario. I'm a little nervous, as I've heard that there are quite a bit of legalities tied to it. They brought up terms that seem a little unusual to me. $5,000 deposit- one year lease with option to purchase. If he doesn't buy by end of year, forfeits deposit. If he does buy, deposit and rent both go towards purchase. Does anyone have any advice regarding the legalities of a lease to own, or just in general? A year seems a little short to me. If he's another investor looking to sandwich, he'd make that known, right?

We are getting prepared to list our first flip in North Little Rock. I know that as a general rule, buyers pay the closing costs while sellers pay the agent fees. I also know that in most deals, it's structured where the seller pays both. In order to be completely prepared, I'm looking around for the most cost efficient title companies, in case our deal is structured with us paying all of closing. Does anyone have any suggestions? I understand that you should shop around when it comes to title companies, as some are more expensive than others!

Any help or suggestion would be appreciated :)

So, we are about to close on our first flip property. The numbers work very well, however, the market is a little colder than we would like. The average DOM is 140.

Does anyone have any tips on getting the rehab to sell faster, once it's complete?

I am thinking that it may be beneficial to start marketing it before the rehab is completely finished, but because I'm a newbie, I'm not sure how well this method works. Surely it cannot hurt?

If you have any tips, please let me know! I'm all ears!
