Hi Christine! Those are good to consider. There is an HOA but there is no restrictions to the type of dwelling as long as it is not comercial or higher than three stories.

My parents and I have acquired a piece of land in a good neighborhood AND inside a small gated community of eight parcels. Four single homes have already been built for $90k each and are selling for $180k. We have the opportunity to build a triplex instead for $105k and sell all three for $210k. The neighborhood market supports both single homes and triplex, BUT I'm concerned the gated community may not. Would you take the risk with the triplex? what else would you consider or be concerned about? Thank you!

Very valid points all, in this case the uncertainty led me to reject them. I do agree that if I had seen more reliable information I may have accepted them. At the end of the day it is all about minimizing risk. Lastly, For the state of VA I only found that I can collect a maximum of two months deposit. Thanks you all for the great information, much appreciated.

Hello BP community! While helping someone find a tenant for their property I encountered a dilemma. A prospect tenant offered to pay 2 months rent deposit plus 12 months of rent upfront due to the fact that I was unable to screen them at all. They had just moved to Virginia from China and had an international business BUT would not provide me with any details. They seemed like nice people but I ended up rejecting them. It was hard to see the lump sum money go since it could have been used for another project. Did I do the right thing there? Or could I have done something more creative?
