Post: Should I tear down this mobile home next to my duplexes?

I bought some land that came with two singlewide mobile homes. One was basically trashed, so I gutted it, figuring I could renovate it like a SFH... I was completely blown away by how cheaply it was built. It had super thin wall construction (2x3's sideways), particleboard floor (soft in many places), and very thin drywall, like 3/8".. The closet shelves were just made out of 2 sheets of drywall laid flat. The bathtubs were so thin and brittle, I was able to basically just kick them apart (this is very cathartic if you're in a bad mood, btw) .. The insulation and electric were the only things at all reasonable.

I could see why they are so dangerous in tornados. I always thought it was because they blow over, but they're basically just made out of sheet metal, fiberglass and toothpicks!  

I considered going ahead with a nicer re-do, but the cost of new singlewides is cheaper than I could have rehabbed it for. Thus in the end I'm just scrapping them both. They were completely unsalvagable otherwise, though.

If there's no "heavy rehab" type work to be done (Eg, just needs paint/cleaning/etc) then I'd say leave it, but reduce insurance if you can...   If it needs any real work, and you have the title for it, you can try throwing it on craigslist for a couple hundred bucks, or call some mobile home moving companies to see if they'd want it, and/or how much it would cost to get rid of it... Might be cheaper than the cost of labor & dumpsters for the teardown

Sure can, just collect the leases and hopefully the historical financials, as a buyer will want to see those. If they are around Columbus, OH I'd be curious about whats available :)
