Does anyone have a good recommendation for getting a property insurance policy in Louisiana? I have a long-term rental property in Baton Rouge and need to find new coverage since my current insurer isn't writing in the state anymore.

My wife and I are looking to buy a rental in the Baton Rouge area and are looking for recommendations for electricians, plumbers, and HVAC techs.  Does anyone have any recommendations?

I'm not currently working with an agent but I've found a property I'd like to make an offer on.  What is the proper way to write an offer?  I'm in Louisiana, but is it different everywhere? Advice and any resources would be greatly appreciated.

@Krista Kennedy if W Chimes isn't unsafe yet, it's not far from it.  It's definitely not safe to walk around at night.  A street or two makes a big difference in that area.
