Post: Key Location Qualities For Investing

I am just getting started in the real estate investing world. I bought my first house hack and am saving up for my first investment property. However the market in my local area (Hood River, Oregon) is way overpriced for me so I am looking to invest in other areas. Mainly looking to work on a buy and hold strategy with multi family units for rentals or short term vacation rentals. My question is, what are some key factors that you look for when choosing a city to invest in? Population Growth? Job Opportunities? Unemployment? Big Public Projects? College Towns? Popular Tourist Areas? Anything else I should be looking out for? Any help is much appreciated. Thanks, Nick
