You need to know a lot more about the condition of this property. You should probably also ask a local, like myself, to investigate this place first-hand to give an honest opinion.

Problem solved. @Joel Florek

This place is a hovel, a slum. I was beginning to take a video of the property and 30 seconds in, ISIS rolled up to challenge my presence there. After explaining who I was and what I was doing, he lightened up. His name is Ismail and he handed me a business card. He doesn't know who the listing agent is. He didn't know the property was for sale. He didn't seem concerned by this and let me know that he'd be interested in talking about selling it. He claims it's 30 units, not 31 via the listing. After he and his squad rolled on, they parked and began aggressively beating on doors at the apartment building, I can only assume to get rent payments... nobody answered any of the doors. Vehicles in the lot were rusted and decrepit.

This property is listed for 920k and probably isn't even truly for sale. A Muslim family appears to own it, and perhaps the true family owner hasn't informed the rest of the family that he's trying to sell it. Who knows. 

I emailed you the Realist property detail and other reports earlier. I saw red flags simply in the transaction history and past listing information. This area too is fairly bad. There was a neighboring Hispanic apartment community next door that seemed much better off and professionally managed though.

I hope that's not a near 30 year old furnace and AC unit. What does your "cosmetic rehab" entail? When do you close on this property?

To answer your question about wholesaling in Indy - it's simply super saturated.

I find great cash-flow properties all the time on the MLS that would be turnkey-like and only need 20% down to get the best returns.
