Hey BP,

I'm looking for input regarding co-signing/investing with my sister-in-law who doesn't qualify for a loan due to being in law school and working part time. 

Since she would be homesteading the property, we wouldn't have to put down 20%, therefore she would contribute 1.5% and I'd have 3.5%. We've been looking at properties with 2-4 units in Minneapolis/St Paul, MN. Running numbers I've found a couple properties that make sense for both. Although they don't present as strong of cashflow as I would prefer, it seems like a good way to buy into a multi-family with less down.

Has anyone done something like this? Pros/cons?  Any input/advice would be greatly appreciated!

@Andrew Johnson Thanks for the feedback!  I'm always surprised when Loopnet deals last longer than a few days when the proformas clearly states it's a cash flowing machine.......  If I did add an analysis that the buyer "disagreed" with, it could potentially be harmful.  Less is more, at times.  Thanks for confirming my assumption.

Hey All - 

I'm a Realtor in MN and am new to BP(this is my first post!). I am listing a duplex in St. Paul and I'm wondering what sort of cash flow analysis Realtors/investors like to see under MLS supplements? I reviewed >50 sold listings in the area and have yet to see any detailed analysis. It seems like a missed opportunity. Have you had good luck with doing an in-depth snapshot? If so, do you have a template you use? Or is it a poor use of time because buyers will do their own analysis regardless?
