Thanks for the advice and encouragement. 

I'm a new investor in Tulsa, OK.  my background is in heavy highway and commercial construction.  An unintended short sale flip in South Florida in 2011 opened my eyes to the possibilities of real estate investing.  Two sons and little league made me realize building roads was not the way I wanted to parent.  

This year I went all in with Section 8 Type single family homes.   

Now I have 3 properties

1) rented...tenant slow pays  

2) signed lease today (voucher)

3) currently remodeling.  

I'm learning nearly on the fly and taking in as much information as possible.  No turning back now.  Can't Sink
