I’m a commercial lender with a community bank in Colorado. For now, we are pricing 5 year fixed deals in the mid-4s, and not offering many options for fixed periods longer than 5 years.

As noted in a few other posts, I would recommend looking into low down payment conventional loans rather than going the FHA, if possible. I recently bought my first home and was exploring FHA loans until I learned that Fannie and Freddie both have programs where first time home buyers can get conventional loans with only 3% down. The interest rates and PMI were lower on the 3% down conventional mortgage than an FHA loan, and can make your offer appear stronger due to the different appraisal process for conventional loans versus FHA loans.
