Not sure if that PM sent or not, but I'm looking for what another real estate investor called an A or B property/area at a C price, which I'm sure is a gem that plenty are also looking for. I've been scouting out areas from parkville throughout downtown/westport/plaza to waldo/brookside since those are the areas I know best. My plan would be to buy and hold with 20% down. My only resources right now though are zillow and redfin, so I'd definitely be interested to see what you've come across.

@Micah Thomas I've been tracking the market for a few months now, looking for primarily single family homes that require a little bit of work, not full renovations/flips. Ideally in the range of 1200-1500 sq ft. 

So far everything I've found is on the extremes. Fully renovated or complete flip.   

KC has long been advertised as a great upcoming area to invest, and it's not hard to see posts on here from a few years ago saying the same thing. However, now that a few years have gone by, I'm wondering how opinions have changed in terms of investment value and opportunities in the area. 

Looking to get started with investing in the KC area. I've lived here for a few years but never truly looked at it through the lens of real estate investing. I'm curious if there are any real estate agents who invest in real estate themselves or individual investors (ideally SFH type investments) who would be able to give me their perspective on the region.

If anyone would be willing to talk more closely, I do have a number of other questions and maybe you could share your experiences.

I will say I am definitely in the gathering information phase here. I just watched the majority of the presentation by @Andrew Syrios and his family which did answer a LOT of questions. If anyone is willing to answer a quick one here, something that seems to come up is....

How common/uncommon would it be to find a good investment property here? I've seen some examples of an investor finding a 500k place for 300k, putting in 60k of improvements, then renting for 3,000/month. Seems incredible! but also seems kind of unlikely?
