I have to ask because it has been a problem for me...how were you able to get a conventional cash out refi for the full amount in less than 3 months? local lender? I just know Fannie frowns upon it and requires 1 year seasoning...thus why I use private money for a year then refi to conventional.

@Jerry Padilla hit it spot on. No cash out means no seasoning.  I need to cash out eventually but still getting through them for now.

I'm still going conventional but the project in doing now will be my first experience with a portfolio loan. @Brian Larson

I've been able to get in and out of the hml loan in 3 months so far.  Nervous about a portfolio lender because it's a new process to me but think it'll be fine.

cozy is an awesome service and all of my tenants love it.  Granted I'm only at 4 right now but I don't see myself switching for a long time, if ever.  

An awesome feature is being able to list your rentals through cozy directly to realtor.com.  That's huge imo for getting more interest on your properties.  

Good luck and trust cozy you'll love it. 

what does it matter if there's another bubble as long as you've done things right and have positive cash flow?  I say bring on the bubble because it'll create more opportunities for those looking to make this full time!

What are you paying your attorney? How aggressive are they to push deals along to get closed? I'm having growing pains with the one I've been using and want to see what other experiences people are having. Thanks.
