@Travis Lemley It seems like using the BRRR strategy would be the best way for us to start especially early on.

@Andy Webb Houston is definitely an option for us as well but we would have to be careful not to choose a place that can easily flood.  Even though those storms are rare we are looking for a very long term buy and hold.

I appreciate all the feedback and this is very helpful.

It seems it would probably be a better use of time to focus on Tarrant County and Denton County but I feel it would be valuable to learn more about San Antonio as well.  Appreciate the info on this @Scott L.

We are trying to find a good market for a long term buy and hold SFR 3/2 and looking to get something around 100k using traditional financing in at least a B- neighborhood.

The numbers don't make sense in our market in Denver so we are looking at out of state.  After researching some of the popular cash flow markets like Indianapolis/Cleveland/Chicago/Memphis/KC/Florida/Alabama we feel the Texas would be the best fit due to growth/economy and weather.  

We narrowed it down to DFW area or San Antonio within TX.  

1.  I'm curious to hear others thoughts that have had experience in these markets to hear your opinion on which you feel would be better for a long term buy and hold.  

2.  I know DFW has been a hot market for some time now so I was curious first off if it's still even likely for a first time out of state investor to be able to find deal or if that train has left the station.  It does seem that there is some inventory in our price point in south Dallas in the Balch springs and Fruitdale areas and also southeast Fort Worth but was curious to hear if anyone on here is investing in those areas or if the neighborhoods are a bit rough.

We greatly appreciate the insight and look forward to hearing your thoughts on where you would invest for a buy and hold SFR!

I am in the same boat but am not looking to go the turnkey route.  

It would be great to have some recommendations on good suburbs/zipcodes to look at for the Dallas/Ft Worth area.  So far I've come across that north of Dallas is a good area to look at and to stay away from the south side but it would be great to hear others thoughts on some good areas for buy and hold.

Wow thanks for all the great responses and input.  Weighing the options I think it really does just come down to the numbers which means out of state may be best for us.  We might not have much appreciation but it's not such an issue if we are not planning to ever sell and doing buy and hold.  

One benefit we've thought of too is that if we buy just one out of state we wouldn't be stretching ourselves as thin financially and would be in a better positions if repairs etc. came up early on.  We will definitely be using a property management company.

My wife and I are saving up to buy an investment property for buy and hold.  We live in Colorado and it is pretty expensive to do a buy and hold here but we would have the benefits of being close to the property and not having to hire a management company.  

Our other option is to buy something from a reputable turnkey provider in a state where it would make more sense to do a buy and hold.  With the prices of some of these markets we could afford around 2 houses while in Colorado it would be one so this is attractive of course.

We are curious to hear from more experience investors. 

What would you do in this situation with the goal being buy and hold?  Get a more expensive property locally or work with a provider in a better market?

Hey Matt,

Thanks for the message.  Wow a broken foot doesn't sound good.  

Yeah the toilet is just a tad bit more complicated to switch out than I expected as the bolts that connect the bowl to the floor are totally rusted so it requires a bit more know how than I have to remove it.

I may be able to take a stab at replacing the gutters but was curious to see if anyone knew a good handyman as I figure it wouldn't hurt to get help from someone that has experience.

The house is in the 80221 area code.  Looking for someone to help replace a toilet and repairing/replacing some gutters.  

If anyone knows anyone they can recommend I would greatly appreciate the referral.
