Greetings to All. Just finished listening to "The Millionaire Real Estate Investor" I feel so blessed by this audiobook coming into my life at the perfect time.  It's like the "Think & Grow Rich" book for Real Estate Investors. Wow, so much paradigm shifting information. Thanks to the guys who posted the visuals that came with the actual book. You guys rock!

In the case of a property with a balance higher than what it is worth? What would be a savvy strategy for that particular situation? Walk away?

I am interested in buying foreclosure for whoelsaling, and for buy & hold purposes. I would like to know what would be the best strategy in doing so.  Should I contact firm selling property or contact owner first?  Also whether I pick chose 1 or 2 what are some ways I can negoiate with these two different types of individuals?  Thank you for anything y'all can share its much appreciated.

Good question. Just as @Ned Carey said I'd first think of what is my buy/sell strategy going to be for that particular property quickly and from there run the numbers using market value x 7%.  Then comparing that figure with the recently sold props in that neighborhood as a barometer. For deal or no deal. If its a buy and hold, I'd ask myself will the rents suffice capital invested.  As far as doing bulk deal analysis I'd propose using a deal calculator like the one offered here:
