Reading this in Feb 2019, since there is upcoming seminar in March 2019. From what I am understanding the seminar itself teaches you nothing beside getting good vibes " RE investments is the best vehicle to create wealth" etc.,  and networking with many people that never done a deal. So, basically the seminars are a pool for OPM group for future deals, where you still not learning as passive investor and the only way to learn it being PS at $30k ??

I like the cosco equation. i.e. you wont break even with small passive investments nor learn much that way.

just a note ,spark business by capital one has $1000 bonus (on top of other points) on 10k spent in 90 days, chase ink 80k point or $800 if apply thru branch bus banker can give you 20k bonus points making it $1000 again bonus.

I am not an expert, but contractor decides how to complete the job in safety way, or deny a job. Investor has no control over who the General contractor hires, same with taxes etc, that's why it is called "independent". Texas particularly is not mandatory work comp state for subcontractors.

@Bill Briscoe I am not that experienced but would say NO. Better no tenant than bad tenant. There is a reason why credit score is low.  Depends on how much time you have to deal with potential problems, that might prevent you from seeking further opportunities. I have condo in OKC, there are many many people with awkward requests, between jobs, between relationships, etc. I would say January will be better, new semester, students, new year-expiring contracts, etc.

50K income is not that much for single person after taxes, and people with 200k cant manage money too, you know that new 70k escalade on 50k salary :-), the 500 channels cable TV, etc. If no interest rate is no problem so reduction is not the solution, in my opinion.
