Hi Everyone,

I wanted to see if anyone had any thoughts on this. I have been investigating note investing and I am trying to ascertain the true scalability of the asset.

If I am holding a portfolio of performing notes with an unpaid balance of $200,000. Would I be able to get financing from a portfolio lender against that equity? What would a realistic LTV be? Does the lien position of the notes matter?

Has anyone done this? How'd it go?

Hi All,

Not sure if this post is in the right place.

I am monitoring and reading through the tax lien, and note forum here on BP. In addition to that I was wondering if anyone knew of a good book for beginners on the subject? There seems to be a lot to learn from a legal perspective. I want to be sure I understand the risks fully from each lien position. Do my risk in those positions vary from state to state? How am I protected? Where am I exposed, etc?

Isn't what you described similar to controlling the property? Perhaps it's semantics. The bank owns my house, not me. Even after paying the bank the government will chase me for tax money.

Hello All,

I'm a beginning real estate investor in central New Jersey. I am employed full time. I own my home with about 40% equity, and was able to put a down payment on my mother's residence. Other than that I have some cash and a 401k to borrow from.

With that I am trying to gain financial independence. I am really intrigued by note investing. Controlling the property with paper appears to have many advantages. However, it also seems the most difficult to learn. I hope to find some guidance on my best first step from the community here. Hopefully, one day I will be able to return the favor.
