Post: Passyunk Philly - Too Late?

Hi Everyone,

First post to the forums but I've been a long time follower of the podcast and Bigger Pockets in general. I am looking to move to Philly and I would really like to live in a good area with plenty of bars and restaurants. Passyunk square area caught my eye because of what the area has to offer along with the relative affordability. I am looking for something that's a fixer upper but not a gut rehab. My family owns a construction company so we can do the work in house. I plan to live there for about 2-3 years then move to NJ, and I will then rent out the property.

My question is, am I too late to come into this area? It seems Passyunk is just about "there" but I'd like the opinion from some locals on what I'm looking to do. I am hoping the area is still appreciating well.

Off topic question, but the property I am looking at seems perfect for what I'm looking for, but the ceiling height on the 2nd floor is only about 7'. It won't bother me, but should I be concerned for renting, and for resale?

Hi Jessica! Thank you so much for the info. I've been living in the area for two years now and I have definitely noticed the amount of development going on (every corner has new construction!). I do feel that pricing has gone up considerably, but it does seem there is still opportunity.

How important do you feel it is to have a location near the light rail? I have been keeping major roads in mind for bus travel (JFK, Central, Palisade), but I am not sure how important it is to have a location near the light rail in comparison to the buses that take you directly into the city.

What is your take on Journal Square compared to the Heights, and compared to Bergen Lafayette? 

I will definitely look West of JFK but as you said, it seems as if opportunities within my price range are scarce! Regardless, it is good to hear that you believe there is still opportunity to tap into the JC Heights market. Thanks again for your response!

Hi All,

I'm new to Bigger Pockets Forums but I have been listening to the podcasts and loving them. I currently live in Jersey City Heights and I work in NYC as a Construction Project Manager for an entertainment/hospitality company.

I did grow up working in a family residential construction company, so I'm thinking a property that needs a bit of rehab could be my best bet since I can use the skills I've developed over the years. I have been interested in getting started in real estate in Jersey City in particular.

Does anyone have experience in the Jersey City Heights area? I'd like to hear what you all think of the potential here as I know Hoboken is tapped out.

Also If there is any way I could get involved with any investors that are in my area, please let me know! I'm looking to get my foot in the door and I'd love to meet with someone local to discuss this area in particular. Thanks!
