Excel remains my go-to to analyze rental deals in great detail. To get market data, the other names mentioned above are great tools.

As others have said, IRR (and MIRR) is the way to go. It's heavily used by professionals in most industries (I work in Investment Banking and this is by far the most important financial indicator) and there are good reasons for that (best proxy for profitability overall, taking into account a lot of aspects of a deal).

You can find spreadsheets online that can calculate that for you. Let me know if I can help!

Microsoft Excel all the way (more features than Google spreadsheets, and possibility to do basically anything in VBA). I use excel for analyzing deals (rentals or flips), managing my properties on a daily basis, listing my to-dos, basically keeping track of everything. So much can be done with Excel! With VBA, most of my workflow is already automated.
