That's going to depend on your contract and outs that are in place. You do have to make sure that you are following what you have to do. For instance on our inspection you have to provide a report from a licensed inspector and give them a chance to fix. You can't just say "Never mind". If you have a mortgage contingency and you can't get one normally you are fine, but if you just decide you no longer like the payment, you are not OK to just cancel.

So depends on your contract, if you are using the local REALTOR one in your area someone on here may be able to assist some. If you had one made up or pulled one offline somewhere you may need a lawyer to tell you where and when you can get it back.

Hey guys! Quick question, I'm a wholesaler and have just started tapping into distress properties on the MLS. My question is I'm using a 3k earnest money for a deposit, if i decided not to move foward for whatever reason during my 10 day inspection period will i loose my deposit? Thanks!! Nick WPB, FL.

Hello, My name is Nick and I'm a local wholesaler in WPB. Looking for some feed back from investors/ rehabbers actively investing in the lake worth area. Had a question about comping comps of a property just south of 6th av, compared to properties north of 6th av.( west of federal. )  I see about a 20k difference, but still within in a mile radius. This will be a wholesale deal so open to rehabbers who would like to link up and take advantage of a great deal. Let me know and thanks again!

i googled the contact number and it was PBSO :/ i have put out a total of maybe 300 bandit signs over the best 4 months, any other suggestions on dealing with them?

Its was definitely county sheriffs office. I could definitely tell it's was not my competition. . I have spread them out and tried not saturate intersections. I have been as discreet as posaible. Anyone in Palm Beach currently that has dealt with this before?
