Some do, but I don't let it hold me back. You can verify it online, but investors are very used to being called so I'm not concerned there.

 Thanks for your feedback. At this time, do you have any intention of selling or are you holding for the long term and it's not even a question? Several investors that I have spoke with are liquidating into commercial.

Milwaukee is a seller's market, this spring so far is returning to 2023 levels. 1.95 MOI for SF in Milwaukee County. 2.38 MOI for Two Family in the county. 2.50 MOI for Multi Family. However, there is a zip code pocket of Two families under $200k that is in a buyer's market with 8.50 MOI and sub 90% List/Sold.

I've talked to several investors in the area that are liquidating 1-4 units and getting into NNN and commercial. Rents have slowed down as well the last 6 months.

 Thanks! So far I have been getting on buyer lists from wholesalers and I went to my first meet up last week. I also cold call tax delinquent owners.

 Yes, it is definitely a people business and is rewarding. I was working fulltime in multifamily and it ate up my hours from 8am-6pm. I knew getting my license was where I wanted to be so I set a date of when I would get it and ended up getting it earlier. I found a team that specialized in investors and so I decided to jump in. Being an agent and investor is the path I chose to follow and I'm starting from the ground up.

 Finding reliable, available and affordable contractors. But property management is made for those with grit. Some days you're a firefighter, some days you're yelled at. But a great property management company stands out and has return business.

Cold calling investors to pitch yourself. Going to investor meetups. Setting yourself apart from the rest. I worked in Property management to learn and get paid. Property management has a turnover rate so there are generally positions available.
