Hi! I am in a really bad situation. I need access or approval for $100,000 cash by Tuesday night!! I don't have the funding because I got stuck into a contract after my buyer had backed out. I will lose a substantial amount of Earnest money if I can not secure the $98,00 CashTo purchase a single family Fix & Flip. It is a really good deal that has a potential ARV of 85%+ if you add a bathroom which is the plan it can be over 100% ARV! I need someone who can work with me on this. This is my first deal, I have 2 jobs and FICO over 705 and can definitely service the debt. I would forever appreciate some help on this deal! (:

Good morning ya'll. i have my first wholesaling  deal under contract. My next step is getting set up with an investor friendly title company to handle the assignment of contract and dispurtion of funds. Does anyone know or could refer me a title company?!

How would getting a deal under contract work. Would I need to contact the agent on the listing or the seller himself. Would I need to have a buyer already lined up or would I have to get the house under contract first? Could someone help me with this process I have a found a great deal!!

 No all the useless books tell you to build your " power team" NO find deals  everything else will take care of itself

Sounds good, thanks for letting me know Doug. Let’s say I was to purchase a foreclosure for $60,000. And I were able to put $15,000 down. Do you think I would Abel to get DSCR loan if that property were to have a 1.0 DSCR not including the $15,000 down?
