Considering putting in an offer on my first property in this area, which would be a small multi family, which I would live in, at least initially. I have my own thoughts already, but I’m curious what everyone thinks about this area, in terms of:

1) rental demand

2) future appreciation potential

3) safety

4) anything else to consider

Hi Brad! As far as I understand, if you have fewer than 4 units, you're not subject to restrictions on raising rents. In terms of not being "registered", have you obtained a basic business license for the unit? That should be done in any case, and once you have that, you can get a rent control exemption from DC Government's Rental Accommodations Division, which should give you the green light to make that increase.

Hi all-

I’m just a few weeks into my real estate investing journey, and I’ve been trying to soak up as much as I can from the forums/podcasts/books, to prepare for my first deal sometime this quarter or the next. One area where I keep finding myself a little confused and out of my depth is the financing process, both in terms of initial loans and refinancing for BRRRRs. Does anyone have any suggested reading or other materials to help me get myself up to speed on all this? How did you go about familiarizing yourself with the financing side before your first deal? Any guidance or suggestions would be very much appreciated.

Hi all-

I'm just getting started on the education phase of my push to get into real estate investing, as I figure out my plan going forward. I've got about 40k in cash to work with on my first deal (which I hope to be a BRRRR), but I live in Washington, DC, which puts most local properties a little out of my price range and comfort zone for a first deal. I've listened to the podcast on out of state investing, and am currently working my way through David Greene's book on it, but I've been having a little trouble finding a market.

From some basic research and checking out the forums, it seems a lot of people do well starting out in the south or midwest, but I don't have any particular connections there to use as a jumping off point. How would I go about evaluating a city or market, and are there any particular areas that anyone would recommend for a first deal? Thanks in advance!
