He lives in NJ, currently unemployed because he just sold his family food business (was not in his name). As a result of the sale he has $50,000 in the bank. He would like to house hack a duplex/triplex/4plex as his first investment. Does he qualify for an FHA loan given he's currently unemployed yet has a good amount of capital that would be more than enough for an FHA down payment?

Do you need to have a reactor's license in order to conduct lease options and sandwich lease option strategies in NJ. I'm well aware that if you own the property you WOULDN'T need a license, but since I'm not the property owner, and I will be assigning properties between seller and end buyer, will that require a license?

I'm having bad/no luck finding investor friendly attorneys in CENTRAL NJ. Can someone recommend me one please. All except for two attorneys called me back; and those two have no investment experience.

I'm very excited and ready to make my first purchase. But first.... I have $35k at my personal disposal. I also have two good friends to partner up with. I am wondering how having partners works in this venture. Would I be primary and my partners contribute as secondary investors? How do repairs, etc. get deducted from the pool put in? I'm curious because we will not be putting equal money in. I'm also unsure about LLC's and pros and cons of it. I know there are good opportunities as a first time buyer with a good home occupied rates. I'm interested in a four family purchase. I'm a police officer and resident in central NJ and wondering about loan rates for officers? I have a credit score of 800. Not sure what else to add here but am very excited to get responses from this awesome community. I'm 37 and have a personal goal to meet in ten years time.
