Hi guys,

I'm just starting out in Real Estate and would like to know the pros and cons to buying and holding (with renters)  vs. Rehabbing and flipping?  Does anyone have experience doing both?  Which offers the best bang for your buck/time?

Thanks everyone for the good advice so far.  Ericka, I'm leaning more toward the idea of buying, holding as a rental and then selling a few years down the road when the properties appreciate.  The reason I think this might be a better strategy for me is I have a full time career and don't really have the time to manage contractors through a rehab.  But I've found that in the areas where I feel comfortable buying a property that I think will rent easily and appreciate well, there are a lot of HOAs that have rent restrictions.  That's presented a challenge.  

I'd like to get your thoughts on the pros and cons of buying and holding as a rental vs. rehabbing and selling.  Which strategy do you employ and how has it worked out?

Hi everyone,

I'm a new investor in Atlanta.  I own my own home but have never bought investment properties and am looking to start.  Can anyone out there point me in the direction of some good resources? I'm looking for someone who can answer a few questions about investing in Atlanta, so that  I don't make any big mistakes with my first investment.
