Your calculations may not be wrong! It's difficult to see your numbers but always remember that the rule of thumbs are just general and you may have to discard some of them. The other tip I would tell you is that sometimes they may list Purchase Price way to high and aggressive and in Order for the property to make sense you may have to negotiate lower price and if seller is unwilling then you move on. Remember most deals come from pocket listings meaning that they are not on MLS or any other platform. Generally, if they hit these platforms that's what they are not good deals.. the figures you used don't seem wrong if that's what you asking. Double check if it's a value add on deal meaning you can raise the rents due to being undervalue and/or if higher vacancy, can you add value in any amenities... hope that helps and stay positive and keep trying don't give up!!

Forgot to add that I am looking into multi family/SF units, flipping, REOs, and rennos. The list is endless but with the different types comes different amounts of money. As Robert said never put your eggs in one basket which is why I want to diversify my portfolio so everyone's help and advice is welcome. Any investors in NY or NJ area I would not mind helping any way I can or even lunch so I can pick your knowledge. If any investors won't mind sharing their first deals and some deals they did and assist me in learning how to analyze or how you analyzed the deal. I would love to learn and if I can help or assist in any way maybe I am strong in an area where you may be weak such as cold calling or speaking to people etc.. This is the best place ever and I thank you all for everything you do!!

As many probably seen from Robert post I am from lower east side New York. I have been reading books, seminars and have got stuck in that planning and vision stage and want to move into action phase. Main thing holding me back was not being financially ready nor having good credit. Since I have been buildings credit and trying to save to build funds to begin investing. I have continued my learning. I have found bigger pockets in my research and I believe with the help and all success stories this will be the year that I kick into action. I thank everyone in advance for sharing your information with me and help encouraging me. I hope I can bring some good deals for some that may want to join in with me. I was hoping I am able to get some great mentors that can help aid me in some deals. Good investing and may we all get out of the rat race and retire early and enjoy the finer things in life.
