Thank you. I decided to go with apartments.com (used to be cozy earlier). However, Innago is awesome. Wish I knew it before.

My current tenant is moving to a different city and will be moving out of my rental. He still has good 9 months remaining for the lease term to end.  I had to scramble and get the house back on market and hire a realtor to get the new prospective tenant. Can I apply this additional cost to the security deposit since technically the tenant has broken the lease agreement? I have a 3 month notification period clause in my lease agreement and the tenants only provided me around 1 month and 5 days of notice. Please advise. I understand that it's not a legal advise but just need to get your general guidance.

Could someone please advise a way to collect rent every month from my tenant. I want the tenant to schedule a monthly recurring bill pay and something that would work regardless of the tenant bank. Please advise.

I have a situation where a potential tenant doesn't have enough income to support the rent. However, the tenant receives child support that would cover the rent amount and is ready to add a co-signer on the lease agreement. The co-signer is a doctor but will not be staying on the property. I spoke to both the tenant and the co-signer and they are ok with the setup. Any advice on whether I can chase the co-signer in case of non-payment of rent by the tenant? Please advice.

My current tenant is moving out, do I have him transfer to utilities to me(landlord)? Secondly, how do I confirm that he has no balance to be paid before the tenants moves out? Am I as a landlord responsible for his any utility payments that he has not made. Please advise.

Hi All,

Have a question about how to get bank finance for a home I have purchased with a cash offer. I recently bought something with a cash offer and would like to refinance the house with bank financing to free up my capital. Any suggestions on what's the best approach. Will a bank lend me money to pay off the house? Does the house need to be purchased under a LLC for this to happen? Would appreciate any suggestion

Thank you Rachel. Your SEO suggestions are very helpful. I did start a FB ad and planning to start google ads as well to drive folks to the site. I built that site myself and hence it's not SEO optimized. Learning as I get into this to keep my initial cost down. I will check into the URL issue. Thank you so much.

Are there any tried and tested options to attract leads to your real estate website. just launched mine www.getcashatl.com but need to scale up so that I have sellers going to the site to enter the property.
