Post: Investing in DFW Area

Looking at investing in multi families (3-4 units) in the DFW area and the surrounding towns. Eventually the goal is to invest in larger and larger properties. I don't know the area so I would like to chat with someone about the DFW area and which towns/cities would be a good place to invest in. I currently live in the northeast so I know the types of properties would likely be different than up here.

Interested in meeting up with investors or agents in the Worcester, Massachusetts area, and the surrounding markets. I am looking at purchasing an owner occupied property, and am going to expand my search area to the Worcester market. I would like to chat with someone about the area and the market in general since I don't know that much about the area. I would love to buy someone drinks/coffee in return for allowing me to pick their brain.

@Robert Loiselle The house was built sometime around 1900. Can't know for sure since the records were destroyed when the town hall burned down some time ago. Is it true that past tenants can sue the new owner of a property?

Also, when checking that link and the multifamily house only has "1" for the unit section, does that mean that only 1 of the units has a cert on file, or do they categorize the whole property as 1 unit?

@Robert Loiselle I plan on this being a buy and hold. Not too many up front repairs. Mostly turnkey besides general stuff like carpets.

Would you buy a property that has no lead certs on file that is near the top of your budget, so there's no room to get the property de-leaded?

How big of deal is it to you if the property has not been de-leaded? Specifically talking about Massachusetts, but curious about other areas as well.

I'm just scoping the area right now. I was looking on Zillow for triplexes and didn't see anything

I'm struggling to find any 3-4 families there. It also seems like they dont really stack the units on top of each other like they do here in the northeast.

How do small multifamily's (3-4 units) fare when located in markets that generally have a large supply of large apartment complexes, like Orlando, Dallas-Fort Worth and similar markets. I am currently in Massachusetts, but foresee moving to Florida, Texas, Arizona within the next few years, and was wondering how a small property would do in markets like those.

I'm looking at getting my first place here in Massachusetts soon, and I don't really have to compete with large complexes here.
