@Seth Nadreau 11 million people vacationing in the Smokies every year definitely seems to make it viable for investing :-D I haven't looked into it too deeply yet, but I know there's plenty of cabins that are already fully managed, rented, and maintained by developments/cabin HOAs/orwhateveryoucalladevelopmentofvacationcabins that could potentially be feasible investments. I actually know a realtor from down here who purchased a cabin a couple years ago and I believe it was rented the vast majority of the time.. up until a few weeks ago when he retired and moved into it.
I really like the monthly cash flow that rentals can provide, but I also wouldn't mind a couple big checks -especially early on. Either way, I'm looking to get creative and put as little of my own money down as possible, since I'm still working on growing my other business. I don't mind light rehab work, but nothing too serious as I don't have a great amount of time nor extensive construction experience to put into projects.
