What do you guys think about Fundrise? They are completely hands off which would be nice. What benefits do I lose out on with Fundrise over doing let's say Turnkey?

I have saved up a solid nest egg of cash that I am looking to get invested into real estate due to the many benefits that Real Estate provides like depreciation for taxes, mortgage pay down with cash flow, etc. I am not experienced with Real Estate and am not sure if I want to be landlord. I know there are other methods out there like Fundrise, but I wanted to ask the BP community what the most turnkey, least hands off real estate investing methods there are out there that typically provide the best returns and all of the benefits of real estate investing. Hey Ian and Jillian,

Thanks for this information, I guess my main concerns with those platforms, and please correct me if I am wrong, is that I don’t get any of the tax benefits of owning real estate like depreciation, mortgage interest, etc. which can make a huge difference. Also if I invest let’s say $100,000 in one of these I am getting an asset worth $100,000 at that time, but if I used it to buy a property I would get a property with a value of $400,000 or more so if the property appreciated 10%, that would be a 40% return just with appreciation let alone the cash flow, debt paydown, and the tax benefits.

Do any of these platforms provide these benefits I have mentioned above?

I am not currently accredited no, but will be in 2019. Are there any opportunities available like this for unaccredited investors?

I have looked into many passive Real Estate investment tools like REITs, eREITs, etc. with companies like Fundrise, RealtyMogul, etc. but am finding a few major problems with them:

I have a few questions regarding investing with you guys.

1) No benefit of leverage by putting down 20% and having an asset worth 5x the investment and having the tenant pay down the debt with cashflow

2) The benefit of leveraged appreciation

3) Don't get the tax benefits like depreciation, mortgage interest, etc.

With that said, does anyone here have experience with these companies? And, what are the most passive investment opportunities out there in real estate that provide these benefits?

I am looking to begin with my real estate investing career and have $150k in cash ready and available to begin investing. I understand as someone new to real estate investing there is a lot to learn and even though I have read many books, until I do it myself for a few years, I will be far from an expert. What is everyone's thoughts on starting with turnkey real estate for now? I was recommended to check out Maverick Investor Group and it certainly seems appealing that they find the deals for you as well as offer many guarantees on the rehabs and such. Has anyone here used a turnkey company like Maverick and what was your experience? Also, how do you recommend getting started?
