I am currently looking for my first property to buy and it will be my primary residence.  I plan to buy something that needs work, rehab it, and then either sell it or rent it.

What kinds of projects would you do in a house that you rent vs one that you are going to flip?

I am an avid DIY'er in the Twin Cities and I have remodeled two houses, basically from top to bottom.  I have wanted to get into real estate in some form for a while now and think I am ready to get started.  I am thinking about starting out on the live in flip route.  Find a cheap foreclosure, fix it up while I live there for a couple years, and then sell.  I would also like to start picking up rental properties here and there.

I work full time and do not want to leave my job.  I have a passion for home remodeling projects and feel like I could put it to good use in real estate.  I don't want to get rich, I just want to do something I enjoy that can help with retirement at the same time.

I know there are a million ways to get started, but is this a good way to begin my journey?
