I figure in the age of COVID I'd rather have a tenant who can earn money from home as opposed to someone whose income or business can be shut down by the government.

Is it legal for a landlord to require potential tenants to have a job that can allow them to work from home?  In the age of COVID-19, I imagine tenants with such jobs would be more desirable, not sure if it's legal, though.

On nearly every block in my neighborhood in Morris County New Jersey I am seeing development companies buy, tear down, and build new homes, usually gaudy McMansion looking ones.  What does this tell me about my market?

@Mark F. regarding zoning, is that as simple as contacting the town's planning board?

While looking for a duplex in my area (northern NJ) I recently came across one that had recently been listed.  Multifamily properties are pretty rare in my area.  This one was originally a single family house that was converted to a duplex by a small investment firm.  How does one comp such a property?  Against single family homes with a similar amount of bedrooms/bathrooms/sqft?  Or against whatever other duplex comps are available?

@George W.any recommendations in the north Jersey, Morris County area?  

Has anyone ever replaced interior doors?  I have a condo I'm currently living in and want to rent out and know I need to replace about 8 interior doors.  Not sure if this is a ton of work to do it myself or if I should hire someone.  Has anyone ever hired this out?  I've been told that hanging doors is a bit tricky and would like to find someone has experience, but not sure if anyone specializes in just hanging doors or who to call.  I'm in Morris County.

I own a condo in NJ that I'd like to rent.  The regular property taxes are included in my monthly mortgage payment, but not the quarterly sewer tax.  Also, my homeowners association requires our dryer vents to be professionally cleaned every other year for about $100.  Are these expenses I should/can pass along to the tenant?

@Eric Del Gizzo Morris County area near Whippany/Florham Park/Madison/Chatham. $500-$700K range.  Ideally something in distress that I can add value to while living in.
