Does anyone have an idea which service is more popular in Asheville - Airbnb or HomeAway/VRBO? Do most of you use both to maximize your exposure?

@David Bergmann - great idea. I stayed in an Airstream in Venice, CA and it was awesome. Of course, it doesn't get any cooler than 50 degrees at any time of year so it may not be the best solution year round for someone in Asheville (but maybe it could be!).

As a side question, does anyone use AirDNA to evaluate a property? I've got a system of using AirDNA and VRBO to evaluate properties but I'm not sure how accurate it is. I'm about to start an STR so I guess I'll find out soon. The numbers are showing 60% occupancy rate for Asheville. That's pretty high relative to the rest of the country, even the "hot" markets..

@Michael Kugler

I checked out your vacation rentals in Clyde and they look fantastic. Can you tell me what you think of that area? It can be a little off the beaten path but I wonder if that's part of the appeal or if it matters. Are your rentals doing well year round? Are you profitable, if you don't mind me asking?

Thanks,

Nick Mehl

Thanks, Shirley, I'll definitely check it out. My realtor lives in Fairview and loves it there. Are there any points of interest - breweries, cafes, shopping - that would be good to be located near?

This has been a great discussion to follow. I too have been looking for a second home for myself to turn into a STR and I just assumed it would be outside of AVL due to that city's strict policy against STRs. I'm glad you mentioned Fletcher was going the route of AVL since that was an area high on my list. Guess not any more. I'd love to hear what areas are worth looking at. Don't worry, I'm a very small time investor and I'm only looking for one or maybe two properties if things go well. Just want a second home in the Asheville area where my family lives.

For what it's worth, I've been looking at Hendersonville, Brevard and Arden. They all seem to have promise for reasonable STR income. Guess I'm mostly leaning towards Hendersonville because I just like the town. Love Brevard but it may be too off the beaten path. Anyone with STRs in these areas?

Robert,

I'm so glad you said that. I've been thinking that mountain properties outside of town look better than the pricier in town options (plus I just like the idea of owning a quaint cabin that brings in income). The only other problem is - and maybe you can help me with this - that there are so many to look, so much that's junk and I could really use a little guidance. Also, I'm a residential architect by profession so I don't mind having to fix up or add onto a house if the site is right. Seems like there's a real lack of a cozy, simple modern cabin with a view. Been looking at the BRRR format on Bigger Pockets and so now I'm interested in pursuing that as an option. Would you be interested in pointing me in a direction to look? No worries if this isn't the forum for that.

One last thing, are the mountain properties outside of Asheville feasible for positive cash flow for long-term rentals or are they mostly ideal for STR's?

Thank you!

Nick

Its good to find this conversation. I've been trying to find an investment property in Asheville for a while now and the deals might not be there. Anyone know from practical experience how lucrative short term rentals are for mountain cabins outside of town? Can you suggest a good place to look? That may be my next option.

Thanks!
