Easy. Tell him right away. Even after you have your license any buyer agency or listing agreements you have with him will still be valid. There are plenty of people who have their license but still choose to act as principal only and use a third party agent.

Whether you discuss it now or later you should be sure to comply with your state disclosure requirements. Many (all?) states require licensees to disclose their status to other licensees at first contact or as soon as it is relevant to the transaction.

Also I agree with J, it's fine to have one agent cover both ends of the deals but only if that is in YOUR best interest.
