What's up everyone, I was wondering if I could get some advice on my real estate plan. I'm looking to start investing In The Lehigh valley area of PA with primarily buy and hold sfr and small multi families. I own my own residence ( no I can't house hack) and have about 45k to get started and I think I'm ready to take the leap. I'm connected with a friend who is a real estate agent and Also an investor who has been sending me homes that meet my criteria on the MLS. I'm interested but hesitant to try the BRRRR method for my first deal bc I dont have a lot of experience with contractors or financing. I do like the idea of getting a large amount of my money back to reinvest if the deal goes smooth but what's the drawback if I take the safe road and purchase a sfr that cash flows ? How do I make that jump to earn enough passive income to be financially free??? Seems like that's hundreds of deals away when I do the math ?? Thanks everyone. Any advice is appreciated

Hey J warren thanks so much for the advice! You're absolutely right with just getting in the game !! I know the best way to learn is by doing so I think I will dive in! I like the idea of buying a small home to eventually flip or rent and continue to look for a small multi family. That's good stuff, I appreciate the reply!

Hey John, nice to meet you and thanks for the reply man. What you said is exactly what I was thinking with the house hack for my first home. I live in Bethlehem now, where are the local REI groups around the area? I've looked and have come up empty.

Hello Bigger pockets community , my name is Nick and I'm looking to embark upon my first real estate purchase within the next few months. I'd love to house hack and find a duplex in the Lehigh Valley area but there just doesn't seem to be a lot in my market right now. I currently rent and I'm thinking about just purchasing a modest single family around 150k in a good neighborhood and fix it up a bit to increase its value and then sell but I'm not sure if it's the best move at this time. I'm having trouble coming up with a game plan because my end goal is to have enough buy and hold rentals to earn enough passive income to live off of. Should I just continue renting and purchase a rental property first or pull the trigger on my first home? Any advice would be greatly appreciated. I'm still learning about the real estate game !

Hey guys, I'm Nick and this is my first formal introduction to the BP community. Over the last few weeks I've really grown an interest in real estate, specifically buy and hold investments. I've been reading a lot, talking to other investors and listening to the BP pod casts on my way to work. I'm interested in becoming a landlord and having enough cash flow one day to be able to work part time. Im a pharmacist and the daily rat race lifestyle is burning me up quick. Would love some feedback on starting a business plan and ways to properly gauge a market as well as more books you'd recommend to increase my financial IQ.  Thanks everyone in advance !
