Our newer tenant recently complained that they have been smelling weed in the basement and have been having people knock on their doors by mistake instead of the other side. What can you do as a landlord?

Is the down payment on a duplex negotiable with banks from the typical 20%? And if so how and where do you find or go about discussing it?

I have a tenant that we kept from the previous owner who is paying $585 a month.  Her lease is up in a couple months and I want to raise the rent to $825 like the other side.  Am I able to raise the rent that much or is there a law preventing such an increase?  Any advice is appreciated.

I'm just starting out in Real Estate, bought my first duplex 6 months ago and want to get another one at an auction coming up.  Was wondering how other investors brought in a partner?  How does the money situation work?  Is it split 50/50 as the rent rolls in.  Just curious how one would bring in a partner.
