This sounds amazing. I am moving to Austin in 5 days and can't wait to start looking into my next property. I don't think I am at a level (yet) where I could help you, but I hope to learn from this thread. Best of luck and let me know if you belong to a local investment meet up. I need to find one asap.

It may not be an investment property (yet) but because of all of you, and Brandon's beard, I finally was pushed over the edge and bought a home. I was smart about it though ,or at least that's what I tell myself at night. I am moving out of a market that I was out priced by millions (san diego) and I'm on my way to Austin Texas! It's amazing how everything falls into place when you put in some effort and prayers. Look out episode 400 I am coming for you...maybe 450 haha.

I used to sell this product at AAA insurance. If they haven't changed since I've been there (over 10 years ago) they were offering up to 10 million in Personal umbrella protection or PUP. No harm in talking to someone about this coverage at a local office. Good luck.

I would love to move there. It's on my 5 year plan. Lakes for swimming in the summer. Mountains to ski in the winter. Plus I heard a huge medical training/school is in the works downtown. I'm pretty sure that means more jobs and more tenants! Good luck I hope you hit it big out there.

Wow! My first post and I received responses within 24 hours. This community truly is special. Here are some of my responses to your posts. 1) I am trying to optimize my mortgage payment. It seems too easy just to put that much money into a home. Easy to me seems like a wrong choice. 2) never knew about detached duplexes. I will look into these. Thanks! 3) The company I work for is in dire need of more personnel in Austin. There is a great chance for growth. However, I believe work (the 9-5 kind) is what holds investors back. It sure has held me back. Until now! 4) I have a gut feeling that Austin will only be a place of residency. I will be investing all around the DFW area. Thanks again everyone for your responses. I need to try harder to be a part of this amazing community. It will teach me a lot and maybe one day I too can help someone.

Clever Minds of Bigger Pockets, My name is Nick and I am moving to Austin,TX soon from San Diego. I am out priced here in San Diego and I refuse to put down a 100k down payment on a house until it comes residually from all my rentals. I currently have 60k to put down on a house with an extra 13k for cushion; or if needed to buy down points or do a small Reno. 45k from my 401k, 15k from my grandpa, and 13k personal savings. This will be my family's first home purchase. I have tried to convince my wife into living in a duplex or triplex but she's afraid of living that close with strangers as we have two little ones. I've conceded and plan to buy a single family soon. So now that you know a little more about me, I would like to see if you have any clever ideas for me in regards to my down payment. I don't want to spend too much on a house. Maybe 200k or less which means in order to skip the mortgage insurance requirement I would need to put down 40k. So, is there anything I could do with that extra 20k? Would I even be able to split up my 401k loan on a rental? Is there anyone out there involved in a smaller scale investment group similar to the recent BP guest Joe Fairless? This is my first post so if I am missing any vital information (which I'm sure I am) or if I broke a cardinal rule of post length please let me know. Thank you for your time in reading this and any ideas you share with me.
