Respectfully requesting any recommendations on painters and flooring installers for single family homes in Jacksonville / Orange Park, FL.

Need to get home ready to rent so looking to have most walls and base board repainted.

For flooring, need to replace carpet in about 1700 sq ft of the home. Want to use Luxury Vinyl Plank for most of the home.

Any recommendations or advice is greatly appreciated.

@Mark Fries Yeah, they are hoping for the big payoff. Glad I asked here! Thanks again.

@Jason Young That clears it up. Thank you for the details. I’m planning to ride it out but now I know exactly what to ask for on the repair. Really appreciate the help!

Appreciate all the comments. Glad I didn’t pull the trigger on the replacement.

@Mark Fries Thank you for this HUGE tip! Now I’m curious why my AC repair company didn’t mention this as an option. Also, I was referencing a popular book on rehab costs which doesn’t mention the synthetic replacement. Is it as cheap and easy as just adding the synthetic version to the system?

I rent a house in Jacksonville, FL with two 14-year-old R22 type AC units, one for the downstairs and one for the bonus room upstairs. I understand starting January 1, 2020 I will not be allowed to make repairs that require the addition of Freon. I have an estimate to replace the downstairs with a Goodman 3.5 ton, 14 SEER unit for $3200 and the upstairs with a Goodman 1.5 ton, 14 SEER unit for $2800.

1) Should I service the Freon in December of 2019 and ride it out as long as I can?

2) Replace the downstairs unit now and ride out the upstairs unit?

3) Bite the bullet and just replace both units now?

I appreciate any advice and guidance with this issue.

Thanks,

Nick
