I own a duplex on the North West part of Bosen Field; cash flows well with no issues.  They are doing extensive renovations to the park and I'm excited to see how that turns out, especially for the nieghborhood.  The South East corner of that park has some larger multi family units that I'm sure (the dynamics) are changing in this market.  2 of them were for sale and I kicked around purchasing them but decided in a different direction.  This may have been a bad area to invest in 5+ years ago but I feel vey comfortable in this neighborhood especially with the returns.  I have properties in Linden Hills, Fulton, Uptown areas that have had more issues with crime, although I've only owned Bosen Field duplex for ~18 months.  To call that area one of the worst blocks in MPLS is asinine.

are you talking add a unit meaning make it a triplex or just add a bedroom?  It's unlikely zoning would allow you to convert it to a triplex (you'd have to look into that). I will bet they'll come back with you can add an accessory dwelling unit which in my opinion isn't worth it. Why not just add another bedroom to one of the existing duplex units?  Add increased rent and value to the property without the full headache of adding another kitchen.  Adding bedrooms to duplexes is my game plan everytime

I'm going to have a licensed contractor pull the permit for the work. I wish I could delete this post because it makes me look like an idiot. I knew a permit was going to be needed.  What I meant by "ask for forgiveness" was to build garage, inspector (whether rental or building) would state I need to pull a permit after the fact (probably with some penalty cost) at which point would the city allow me to pull the permit?  They would most likely say I need to have a licensed contractor pull the permit but the garage is already up so what if I can't find a contractor to pull the permit?  Then what?

I left a few things out here...The "pad" is actually a poured slab on footings and a course of 8" block. The previous owner had an open permit for a garage build but never got passed the concrete and sold the place. 

The block up building material costs came in at $4k.  Already purchased.

I am having trouble pulling a permit for a duplex I own to build a 2 car garage on an already existing concrete pad because I own the property through my LLC (I am not a licensed contractor). Had I put it in my own name, I wouldn't have ran into a problem. My problem is, I can build a garage for $4k and the project isn't worth it if I have to pay a contractor to do it. I've built several garages before.

What are my options?  Build it anyways and beg for forgiveness?  Find a contractor who will pull a permit for me?  I'm trying to improve the property as the current tenants have stuff all over the yard.  A garage would help solve that issue greatly.

I am looking for advice on a company or contacts that I could use to have them remove all the old material from a house in preparation for a remodel.  I need to have cabinets, carpet, linoleum, old blinds, junk, etc removed.  Normally I would do this myself but I need to start hiring this out due to time.  The property is located in Minneapolis, MN.  I'm hoping someone might be able to share a good contact that I could use on projects moving forward.
