Hello Reid.

I wanted to do the same thing myself in one of my parks, but currently the general belief is that the revenue generated isn't enough to justify work on machines (constant maintenance) and the issues it can bring with people outside of the park using it as an excuse to hang out and be up to no good.

If you live nearby and are able to fix the machines yourself it may be worthwhile (may not be best use of your time). 

I'm currently exploring the idea of sheds in my parks. If I can find a way to get them made or purchased cheaply enough I know many of my tenants would be happy to rent them as everyone in a mobile home is always short on space. They don't use water and should hardly ever need fixing. Another stream of revenue from within the park.

I hope this was helpful. Always wanting to maximize cash flow within each park.

As long as you are in a good location month to month. It's far easier and less expensive to find new tenants than to get rid of bad ones. Evicting someone is time consuming and expensive, during which time your cash flow will cease.

I'm a park owner in Indiana and no rent roll isn't a big deal. If you had one it may not be very accurate. Taxes are irrelevant too, as many of these owners operate their business as all cash.

I had the privilege of attending the Mobile Home Park Investor's Bootcamp this weekend in Las Vegas, NV (hosted by Frank Rolfe and designed by Frank Rolfe and Dave Reynolds) of Mobile Home University.com and MobileHomeParkStore.com.

What a fabulous bootcamp! 

Having studied the MHU books and CD's I could not believe the wealth of information Frank Rolfe gave us for three solid days.

Frank was intense in his desire to share his incredible life lessons and knowledge on purchasing and running a mobile home park efficiently and profitably.

You can not help but respect Frank's accomplishments and his honesty - and his ability to fight on when there appeared to be no hope.  

There were some guest speakers at the camp who only added to the richness of the camp and to our library of useful information.

Brandon and Kirsten Reynolds and Perry Reynolds also added so much to the weekend with their vast knowledge and more importantly, their sincere desire to share it with us. The whole team was there purely at our disposal and jumped at the opportunity to help with anything they could.

Amid the constant laughter brought about by Frank's dry sense of humor and hilarious stories, it was blatantly apparent that he wanted to give us all the tools we need to be successful at any and every level..

Frank has the heart of a teacher and a relentless desire to help others achieve great success!
