I think I have a possible subject to or loan assumption deal, but I don't know very much about evaluating these deal types. Does anyone have a good list of resources I could use or a personal checklist? 

The value of the property is about 175K and ARV would be 233K with about 20K of rehab work.

Seller is 3 months behind on payments and principal on the loan is 155K. Please let me know what additional info would you need to evaluate this deal further.
