I am wondering if there are any investor friendly brokerages in Casper, Wyoming?  I am currently a licensed agent in Colorado but we are looking to relocate to Casper next year. I have used my license for my own buy and hold purchases as well as a few other deals a year to help fund my down payments. I would appreciate any recommendations anyone has. I have not begun the process of calling around yet I was just curious if anyone has had a good experience.  Thanks!

@Toni Annis its really not too bad once you get a qualified tenant in. I am a teacher, so I make all of my leases end in the summer in case I need to spend more time there in Casper turning the unit over. It is also much easier to find tenants during the summer in Casper. Not many people want to move in winter with that crazy wind! I also do a walk through at least once a year to make sure there are not any lease violations or needed repairs. My biggest struggle in managing from distance is finding contractors to do repairs when they come up. There just aren't a lot of reliable options.  If you have good connections with tradespeople it will make your life a lot easier. If you have any specific questions don't hesitate to reach out.

For my Casper properties I still self manage them. They are just basic single family homes and I have had the same tenants for a few years now. I have to come back to Casper from Denver every month or so which makes managing them myself easier. My biggest advice for selecting properties in Casper would be to find something east of Beverly Street. With all of the growth on the east side it seems like it is easier to find tenants over there.

Hey Toni,

I do own sone single family rentals there in Casper so I have a little bit of insight. I struggled with the same issue of finding an agent. I haven't bought in the Casper market for a few years so maybe things have changed. The agent I used is no longer active. I would interview a few different agents and try to find some that actually do own rentals in Casper. Most don't but finding one that does is a good start!

@Kyle Agius I still haven't found a good property manager in Casper. I have called the few that I know of. I am located in Denver as well. I own a few rentals in Casper and 2 here in Denver.  I self manage all of them but I am getting to the point where I want to start to delegate some of that responsibility away.  I would be interested in grabbing some coffee sometime and talking about what I know about both markets sometime. I just came across this post. I am looking for a property manager in Casper as well. Did you end of finding anyone? How is it going with them? I currently manage a few single family houses in Casper but I am starting to look for a good PM to hand some of them off to. Thanks!
