Thanks, I think with this option most tenants will pay unless they are truly unable too.

@Ari S. Do you know how to report the tenant to the credit agencies? Do we need to hire a collection agency or use some third party service? 

This is ridiculous, so what's next? Anyone got sick don't need to pay their rent? Can the landlord do the same to the mortgage company?

In SB-13, it states: "this bill, until January 1, 2025, would instead prohibit a local agency from imposing an owner-occupant requirement as described above". So for ADU developed between 1/1/20 to 1/1/25, does it mean it will not require owner-occupancy even after 1/1/25 (which means these properties are exempt from owner-occupancy completely), or they are exempt from owner-occupancy before 1/1/25, but might still require owner-occupancy after 1/1/25?

The worst is not the price control but the just cause part, which will make landlord loose a lot of control of the property.

Yes for multi-family, no for SFH and condos (not owned by a corporation).

"Notwithstanding any other law, after a tenant has continuously and lawfully occupied a residential real property for 12 months, the owner of the residential real property shall not terminate the tenancy without just cause, which shall be stated in the written notice to terminate tenancy."

My understanding is once the tenant has occupied the property for 12 months, the landlord needs just cause to terminate the tenancy.

Yeah it's sad that the law passed, but we gave a good fight.

It means that single family houses and condos are exempt (unless owned by a corporation), but not multi-family units.

It's going to rules committee for more discussion before full senate voting. After it reaches the full senate, it needs 21 out of 40 votes to move back to Assembly. According to my source, all republicans (11) and 10 democrats indicated they will vote "No" if it reaches the full senate, please call them (see link below) to reinforce their No vote.
