I just listened to a podcast with a really experienced investor and he said his direct mail response rate really declines after July and that he stops his sending his direct mail campaign in the back half of the year. Is anyone else seeing this fall off In their direct mail campaign in second half of the year?

I have used all the free sites, i.e zillow, Red Fin. Prop stream is hands down way better and accurate in my opinion.  It Gives you all the data a RI would need to find and make offers on deals.  hope this helps.

I am new to Prop Stream but I have played around with it enough to be able use the filters to get the list i need. what kind of lists are you going after?

Good luck on your foreclosure lists in Dallas. I know that Texas is non disclosure state so getting data can be a little tougher.

Looks great Joanne, nice job!!  Im a local investor in Twin cities, I have looked at deals in North Oaks as well but have never bought anything in that area. Good luck, hope it sells fast.

I have been doing a lot of research on building direct mail marketing lists and list Criteria. I currently have an active Driving for dollars campaign going using the Deal Machine App. I have about 175 properties in Deal Machine that I have been mailing for the last 2 months, 0 calls or responses yet. I know it takes time before people start to respond to you. 

I also started using Prop stream to build some lists as well. Im just getting my feet wet in prop stream but it seams like it has a ton of detailed data, a lot more than the free sites provide( Zillow and Red Fin) . They give you a free week trial period and definitely would recommend it to others. Its a $100 monthly subscription after the trial period. I plan to use it build some more lists and to dig into deals once they start coming in. 

would love to hear what you are using to build your lists and send mail.

I own a construction company and have done all my real estate flips under that LLC and im now looking at starting up another company to house all my real estate deals. Just wonder about pros and cons of having two different entities and the pros and cons.
