I currently have 30 duplexes and I'm looking to scale.  I have been getting deals way below market, But can only seem to find loans at 80%  of purchase price loans.   780 credit score and dscr well over 1.5.  Just need to find a way of putting less money in.

I have investors that want to put money into a deal.  Does any one have an ownership agreement and pay out structure of a llp.  I will not be bringing money to the table but doing 100% of the work.

I currently have 46 doors in Wisconsin and I'm looking to get into investing in SWF.  Looking to get into multifamily family space. What type of issues do you find in Florida that are not in the Mid west.   ISO of realtor, lender, property manager.  There is nothing for sale in my area right now so I would like to buy 10 plus doors this year. More if we can find some deals.

I currently own and manage 22 duplexes, and a small business.  There is so much down time I would like to get in with a larger firm and work on large projects.   I don't really know where to start. All the people I know are same size or smaller.  Any tips would be great.  I am 1 hr. north of Chicago and don't care about driving.  

How hard is it to get a broker license.  I do very will with testing.  How expensive is it to maintain a brokers license? I work in Wisconsin.

I have been managing my 12 duplexes.  I would like to learn how to do this as a business. I have been at 100% placement for the last 3 years. With little turn over.
