Quote from @Michael Carbonare:

@Nick Carozza  I think much depends on your chosen strategy.  If a coach is an expert in, say, multifamily acquisitions, and you're interested in low entry point strategies, that isn't a good fit.  If, like many new investors, you are starting with a budget, then you might want to consider wholesaling or lease options.  What's your preference for starting?

I totally agree with you. I have 2 strategies I want to pursue. I can save around 5k a month. I have a healthy budget. I am mostly interested in scaling multi family quickly. I want to start small first and build a bullet proof foundation. That foundation may mean start with wholesaling and build a very healthy budget, systems, negotiations and understanding what a deal is.

I am all over the board on what coach to choose. There are so many with so many different ways of teaching all at different costs. I want a coach because I believe in whatever the cost will be an infinite return IF you get the right coach. Any thoughts or reviews on which you like the best?

Daniel Curtis is my rental property manager for a rental in Murfreesboro. He has been amazing, super easy to work with. He filled my rental unit in 1 week. Awesome dude.

My biggest challenge is finding the right list to direct mail market too. I am ready to pull the trigger on a rental property. I want to complete a BRRR but do not know the best strategies to look for the deal.

Any tips to gather the best list for direct mail marketing? What is your preferred marking strategy and why?
