If @Dan Weber is correct on the 90% I would for sure go with Inifinty Credit Union as 90% is excellent.

I would try credit unions as well maybe Northeast Credit Union or Triangle Credit Union (Im pretty sure they cover ME also)  I think typically for a rental property you need to leave at least 75% in the property as equity and can use the rest. Obviously depend on the lenders and such though!

Sounds like based on the numbers it wouldn't be cash flowing therefor I would personally sell it and then depending on the capital gains either 1031 exchange it or sell it outright. Honestly 1031 exchange may be the way to go especially if you can find another cash flowing property and can reuse your VA loan at all. Maybe a duplex or something! Hey everyone,

I am looking to buy my first MHP but filling it seems like the biggest hurdle. Although it cashflows now it has a significant amount of vacant lots. I read about 21st Mortgage and they seem to have a program where you can use their capital to place mobile homes as well as cover setup fees. Has anyone used their system for this before?

I currently invest in the Lewiston area and have found Central Maine Property Management (CMPM) to be pretty good and reasonable for our property manager.  I do have a 4 family that I am looking to sell and upgrade to a 6+ family in the area or surrounding areas.  Let me know if you want to connect about this!

Hi everyone,

I wanted to see if anyone has used mobile homes for their AirBnB or other short term rentals in NH and or ME area.  Anyone know of a reason that this would be a problem other than the 55+ community issue or something in the bylaws. Has anyone done this and had success?

I would be more than happy to help you get access to the MLS. Unfortunately it still wont be easy to find who bought in cash using the MLS, and honestly I feel there may be other options that are more efficient to building your cash buyer list, more like the kind of thing that Bruce was saying. Hey @Matt Zale,

Definitely agree with @Cody Lewis that you need a CRM that you like!  There are a few I have found helpful but the one I currently use is Hubspot.  It has integrations with Gmail as well.  It is free to start with and you can scale it as needed which I was drawn to.

Another option you could look into in your Gmail is the extension called Streak.  It was okay but not what I was looking for.  Good luck and let me know if you ever need anything!

On the google email optimization I also use labels and Boomerang.  Boomerang is super helpful
