Thanks John! I appreciate the insights. The LTR route is a strategy I was leaning towards but wanted to check the STR route to see if jumpstarting made sense. Unfortunately, I live in San Diego so finding a cash flowing property that I am approved for isn't in the cards at the moment, so I read "Long Distance Real Estate Investing" and hope to go this route.

Hi all!

I am currently enrolled in the Real Estate Rookie bootcamp where we are evaluating our strategy to begin investing. I have a potential partner who I used to work with and we compliment each other well. We are thinking about doing Airbnb to start but from my learnings, I gather that this strategy is not always the best place to start as a rookie. I also am curious how partnerships work for STRs, can you do STRs under an LLC? I appreciate any advice on getting started and what to think about if this is the route we go.

Me and my friend are hoping to go in on our first investment property together and want to begin adding more as we go. 

Can someone give me advice on if we need to form an LLC? How would the loan work if one of us has a w2 but the other doesn't? Are there other ways around going in on a property together that wouldn't require an LLC?

I am looking at purchasing my first rental property in the Cleveland area. I currently live in San Diego and can’t go conventional route until I get a W2.

Can I get a DSCR loan if I have never owned a home in the past? I am speaking to a lender who is adamant that this can't be done but I also see some lenders will allow it. Before I go down this rabbit hole, I was hoping someone could offer some advice.

Hi all, 

I am a new investor gearing up to make my first investment in a multifamily home that I plan to rent out for cash flow. My long term plan is to form an LLC with some friends where we can work on building up the # of properties we own with the hopes of turning this into a business/full time.

Can someone point me in the right direction in terms of the following: 

1. How would partnerships/LLC work when acquiring property?

2. What are the pros and cons of going this route with other investors?

3. How does one get started? 

4. Any BP episodes, books, resources you recommend? 

5. Any personal experience you can share (in the forum or directly?)

Hi all,

I currently live in an apartment in downtown San Diego but looking to start my journey.

I recently was laid off and have had it with working a 9-5. Luckily I have 4 months pay and a large lump sum of money to invest. I told myself I would go 2 months studying long distance investing before I take a new job. I have about $40,000 realistically that I can invest. What is the best strategy? I was thinking about finding a cheap house in the Toledo area as I have family there but would be open to any/all ideas, partnerships, market recommendations. I’m looking for something that can cash flow a few hundred per month just so I can rip the bandaid off and look towards property #2.
