Also within walking distance to the football stadium which is a big deal.

Actually the price isn't bad in our market. The University is at almost 40,000 students and that's not slowing down anytime soon. The place will never go a day without a tenant in it. 7 bedrooms rent for 675 and 3 for 700. Tenants party utilities. Taxes are 3174 a year. Waiting to get the numbers for insurance and landscaping. Property is leased through 2017 right now.

Ralph he is motivated but he doesn't need to sell it. If you have someone who would be interested at even taking a look then you'll have those numbers.
