This is a great resource! Thanks for sharing! In the past I had thought that BP needed something like this on the site.  I've also started a list as I go through the shows, but I haven't listened to all of them yet.

I had the same question.  Does the buyer need to be an agent or broker to use the contract?

Do you have a recommendation for a contract to use when buying off market commercial multifamily, 5+ units?

 Are there parts of Maple Heights you would stay out of?  Is there a trend North vs South or East vs West of area quality?

Wow, that's an awesome deal! I would love to get a few of those, or a few dozen. I briefly looked in Elyria and it did look promising. Where are you finding most of the foreclosures, on the MLS or elsewhere?

There are many properties listed on MLS for around $57k in Maple Heights, although fewer that have sold near that. If $57k is too much for Maple Heights, what do you think is a reasonable price? Assuming it is rent ready and POS compliant.

I'm just starting out researching the area and appreciate the input.

@Erin Donlan  That is a great suggestion.  As I move forward, I do plan to visit Indy (soon) and drive the neighborhoods so that I can map out the areas that I would feel good about investing in.  I'm trying to learn all that I can remotely in advance - it will make the trip more productive.

@Chris Davis and @Patrick B.  Thank you for the detailed responses.   I can tell that these areas are very patchy, so I need to be very specific about the streets I'm looking at properties on.

@Harry Zhou  Great suggestion, I think that is next.

@Chad Pitt  Are you saying that you think all of these areas are rough?

@Louise A. What area south and east of Butler isn't good - do you mean Butler University?  Thanks for the tip.  Any thoughts on how to avoid being burned?

I want to get started investing in indianapolis.  I've been sifting through a lot of past forum posts to get a sense of which areas of Indy I should stay away from and which areas are good.  There are a few areas that I want to ask about specifically.  I haven't seen them mentioned in past posts, as either good or bad areas.  Please give me your feedback on the following areas, and if it differs for different property types (i.e. single family, 2-4 units, 5+ unit buildings).   

North: between 30th and 38th, east/west between Crown Hill and Fall Creek?

Just north of the last area:  Between 38th and 46th?

Near Warren Park:  Between 10th and 16th and Arlington and Shadeland Ave?

You can put in an offer that has a due diligence period and say that the seller must supply tax returns and other due diligence items needed.

What is a typical due diligence time period?  What other due diligence items would the seller provide and how many years of tax returns would you ask for?
