Hi BP! I'm doing a full day seminar in about a month on how to start investing now. I'm sick of misleading seminars not really teaching people how to do anything but raise their credit card limits so they can charge them for more seminars. I'm excited to share what I've learned and give my systems away. I'd love to hear from all of you, what would you like to have known before you got started that might have made your investing journey just a little bit easier? Thanks in advance!

I began my real estate and investing career in 2011 in Florida, I got to see the return of the market happen. Even as the market was recovering I noticed many desperate builders putting out commission incentives for agents to sell their newly built properties. There were some that agents could bring the buyer and make $20,000 or more on the sale. Even with the incentives, sales were incredibly difficult. I never managed to sell the incentivized homes (they were incentivized for a reason). The market is incredibly different today. Builders are incredibly busy here, some are even spread too thin and are having a very hard time meeting deadlines. As the market is taking a turn, what are builders and developers experiencing and changing to prepare? Thanks for the feedback!

So.. we are definitely seeing a shift in our local North Idaho market. A lot of our buyers have been coming from California and western Washington and that's starting to slow down quite a bit. As we learned in our last REI meeting, it's inevitable. As an investor and agent, I'd like to get some advice from those that have been through a few shifts. California and Washington investors/agents, what impact are you seeing and how are you changing your investing tactics?
