DAYTONA BEACH! You can still get houses-  a multi family for under 300k and single 200k and up just blocks from the ocean! But don't expect that to last long. Inventory is less and prices rising daily. Daytona isn't yet one of the nicest Beach towns but there are huge plans on the cities drawing board to clean it up and change that so now is the time. 

I have 2 houses zoned multi and just bought the 2 next door. 19000 sq ft land, enough to add on but code says one side doesnt have required set back so is nonconforming.  Anyone have any ideas how I can get around this? . 

I'm really appreciating all of the advice. Just to clear up a few things though- no, I'm not afraid for my safety, more of a legal repercussion. The utilities are in my name because it's an old triplex with 1 meter for water and electric I bought for future location value-thus I cant turn them off either without turning off the other tenants.  . I dont believe I'm in over my head or need a PM. I've managed my own properties (over 50 at one point) but never encountered tenants quite like this and feel there is always more I can learn and suggestions I may not have thought of. Sometimes I want to jump the gun or get tunnel vision and I truly appreciate the input. 

Evicting tenants due on 1st for breach of lease. Texted me they were moving on 7th then gave 4 different dates. Their friend told me they now live in another house but they left a lot of stuff and a week after the last move out date are still taking their time moving it out while leaving all utilitues on I'm paying. They wont answer phone and I dont know if they are finished or when I can go back in. If gone or almost gone like to avoid eviction costs but afraid to go in. 

Tenants I just evicted completely maliciously destroyed my house from taking kitchen cabinet doors, shower door, lighting fixtures. fridge, broke windows and more but the worst was writing in permenant marker vulgar and threatening messages using my name on both the inside and outside walls. One even said good luck cleaning this up. They drew nazi symbles and a picture of a woman being hung from a tree with my name. Police say if they had already been evicted and came back to do damage it would be criminal but since they were still there it falls under contract and is civil. Does anyone know of any type of criminal charges that could be filed? The messages alone prove it was done intentionally and use of my name directed at me. I wont collect anything civilly but my concern is these should be criminal actions and they need punished.
